Concrete Patio Sealer

The experts at V-SEAL can help you select the perfect patio sealer to protect and decorate your patio.  The same sealers used at institutions such as Hilton Hotels, Dollywood and Mall of Georgia are also available for your patio.  There are two main categories of sealers penetrating sealers and topical coatings (for more information see below).

Concrete Patio Sealer Basics
Penetrating Sealers soak into porous concrete and masonry and create a permanent chemical reaction.  They offer a flat appearance and protection that will only wear away if the substrate itself wears away below the level of sealer penetration.  Penetrating sealers require porous masonry to be effective.  All V-SEAL penetrating sealers will permanently bond within porous concrete and masonry to strengthen the surface, repel water (ice), oil, salt, and mold and form a moisture resistant barrier that helps prevent surface defects such as chipping, scaling, spalling and cracking, increase stain resistance and ease of cleaning, and block efflorescence with a flat appearance that does not affect traction and is breathable.  Also blocks hydrostatic moisture prolonging the life span of topical coatings.  Application is with pump sprayer or roller.  V-SEAL 101 and 102 contain the only penetrating sealer ingredients that are cross-linking.

Topical Coatings are applied on top of concrete and masonry and can offer protection with color enhancement and wet look or gloss finish.  In addition to the topical coatings listed above we offer topical coatings in gloss or matte finish, clear, translucent color, opaque color and with enhanced capabilities to resist oil, grease, gasoline, salt, urine and other harsh contaminants.

Penetrating Sealers

V-SEAL 101  Multi-Surface Penetrating Sealer
Our original cross-linking chemistry and most versatile sealer for all porous concrete, exposed aggregate, brick, stone and other masonry.

V-SEAL 102 – Penetrating Sealer for Broom Finished Concrete
102 contains the same cross-linking chemistry of V-SEAL 101 with additives for superior salt, ice and harsh winter protection.  V-SEAL 102 can also be tinted (please contact us for color selections and prices).  Larger molecular structure makes 102 best suited for broom finished concrete and rough masonry.

Phase II – Penetrating Sealer Enhancer
Phase II synergistically bonds with the ingredients in V-SEAL 101, 102.  This secondary step is the only way to improve upon V-SEAL and is ideal for re-sealing surfaces previously sealed with V-SEAL.

Industra-Seal 100 – 100% Silane Penetrating Sealer. 
Verysmall molecular structure is excellent for dense substrates such as slate or when very deep penetration is desired.  Also available with oliophobic additive  please contact us.

Topical Coatings

Industra-Gloss SB Solvent Based 30% Solids Pure Acrylic Sealer.

Industra-Gloss SB LVOC Low VOC Solvent Based 25% Solids Pure Acrylic Sealer.

Industra-Gloss WB – Water Based 30% Solids Acrylic Sealer.
