V-SEAL® has helped protect the floors, walls, ramps, parking lots and sidewalks of warehouses and factories all over North America and beyond. For these demanding applications there are two main sealer categories which are often combined:

Industrial Sealer Basics
Penetrating Sealers soak into porous concrete and masonry and create a permanent chemical reaction.  They offer a flat appearance and protection that will only wear away if the substrate itself wears away below the level of sealer penetration.  Penetrating sealers require porous masonry to be effective.  All V-SEAL® penetrating sealers will permanently bond within porous concrete and masonry to strengthen the surface, repel water (ice), oil, salt, and mold and form a moisture resistant barrier that helps prevent surface defects such as chipping, scaling, spalling and cracking, increase stain resistance and ease of cleaning, and block efflorescence with a flat appearance that does not affect traction and is breathable. Also blocks hydrostatic moisture prolonging the life span of topical coatings. Application is with pump sprayer or roller. V-SEAL® 101 and 102 contain the only penetrating sealer ingredients that are cross-linking.

Topical Sealers which form a membrane layer over the substrate surface adding protection from moisture stains, chemicals, grease, gas, oils, and adding decorative elements such as high shine or color.

It is not uncommon to utilize a combination approach utilizing a Penetrating sealer to gain maximum strength and block subterranean moisture intrusion and Topical Sealers for high performance and decorative appeal.

Penetrating Sealers

V-SEAL® 101  Multi-Surface Penetrating Sealer
Our original cross-linking chemistry and most versatile sealer for all porous concrete, exposed aggregate, brick, stone and other masonry.

Industra-Seal 117A Lithium/Silicate Densifier
117A can be sprayed or rolled on machine trowel (smooth) concrete to increase strength, stain repellence and dust repellence, and when buffed can help concrete gain a polished appearance.  Also available 117pLS for grind and polish please contact us.

Phase II – Penetrating Sealer Enhancer
Phase II synergistically bonds with the ingredients in V-SEAL® 101, 102.  This secondary step is the only way to improve upon V-SEAL and is ideal for re-sealing surfaces previously sealed with V-SEAL® 101 or 102.

Topical Coatings

Industra-Coat Epoxy/Urethane Kits
This is not home improvement store epoxy paint.  Industra-Coat is a true commercial system widely used at restaurants, factories, and offices nationwide that is also user-friendly for home use.  Available in all states.  Available in clear or 12 colors, and can be used with decorative flakes – please contact us.

TK6™ NanoCoat
TK6™ NanoCoat is a new single component nano-based copolymer with the scratch resistance and chemical resistance of urethane, but with no mixing.  TK6™ is great for floors, countertops, brick, stone, pavers, stucco and micro-toppings.  TK6™ is water clear, suitable for interior and exterior applications, and available in low gloss or matte finish.  The Green Technology waterborne formula is low odor and with only 95 VOC suitable for even Southern California.

StoneLok™ E3/2K2 Epoxy/Urethane Kit Super Premium Floor Sealer
For over 20 years StoneLok™ has set the standard for sealing concrete floors.  Unmatched stain resistance to foods, oils, solvents and other chemicals, top abrasion ratings, and so heat resistance it will resist a lighted cigarette.  Available in three gloss levels, hundreds of colors, with traction ratings that meet Federal Guidelines.  Low VOC for all states including California.  Please contact us.
