How To Properly Seal Concrete

Clean: Cleaning the area to be sealed is essential for optimum performance. If possible, begin with a high power pressure washing using a PSI of 1500-4000. This will do a good job of removing most soils and stains. Especially on a molecular level where hi-tech performance sealers like V-SEAL excel. See our link below for more info on stain removal. Whenever possible use a good cleaning agent, alkaline, acidic, enzyme or microbial, depending on spill. This will aid in surface preparation and promote good acceptance of your sealer.


Prepare:1. Rinse out all cleaners from your concrete thoroughly, twice if necessary. It is very important to extract all cleaning residue!

2. Preferably let your concrete dry completely. It is possible to apply our sealer while your concrete is slightly damp but easier to see your spread rate when concrete is dry.


Apply: 1. Using a basic pump-up sprayer or sur-flo spray pump, apply the sealer with a low pressure. Slow and low is the key.

2. Lay down your sealer with a nice and slow delivery using a light to medium saturation from side to side until your concrete darkens. Only slight overlapping is necessary.

3. When you see the concrete darken it means the concrete is beginning to absorb up the sealer. Remember more is not necessarily better. Better is a maintenance mist years later.

4. Don't over apply. V-Seal creates a chemical reaction within the concrete... not like a typical coating, so you can be sure of a much more economical application than most other sealers. Do not atomize V-Seal ( hi-pressure mist ) your basic home and garden pump-up sprayers work well. With professional units approximately. 50 psi with a 15-45 degree adjustable tip is effective.


Care: Keeping your concrete clean after sealing is still very important. Unfortunately, too many people expect concrete to act like granite, marble or slate. Remember concrete is still just concrete and needs to be maintained.

1. Clean stains and impurities off and out soon after they happen. After
V-SEAL many times you can simply hose off the concrete. Pressure washing may be used for tougher stains. The good news is, after sealing, you will be able to clean your sealed concrete surface with a lot less pressure, which means less damage, milder chemicals and cleaning solutions, and still achieve better results!

2. Re-applying sealer periodically. In most cases it is not necessary to re-apply V-SEAL. Good news is because V-SEAL was originally applied you will get appx. 400 - 500 sq. ft. p/gal. if you choose a light maintenance mist. If you opt to reapply plan to go with a very light misting, applied with a pump sprayer in the same way you originally laid down the product. The reason reapplication goes so far is that there will be little or no penetration because of existing product retention. V-SEAL makes a permanent fusion in the substrate and fortifies the cement paste. When properly applied, V-SEAL will last in most cases for the life of the concrete. Therefore, usually reapplication of V-Seal is not necessary.

3. When extreme or long-term abrasion occurs, the concrete is gone therefore so is the sealer. After serious abrasion you should opt to re-apply sealer to better protect the cement paste (the most volatile part of the concrete surface).
