V-Seal 101 Concrete Sealer - Frequently Asked Questions


Why seal my concrete?
Excellent question. Because it is concrete Experienced contractors seal concrete just for that reason. It is not slate, granite or marble. It is concrete and concrete is porous and susceptible to water damage, impurities and salt-water intrusion. All causing unnecessary accelerated deterioration while leaving the surface susceptible to permanent stains. Yeah, permanent stains. Even though your concrete is sealed, oil, dirt, and grease can still stain the concrete to a degree. But with V-Seal, these stains can be manipulated to where they can be removed with lower pressure and less harsh chemical use, yielding much better results than unprotected concrete.
Will I need to seal again?
Yes and no. It is always recommended that in 2-5 years after a good cleaning, you might need to apply V-Seal ( or same chemical family ) with a maintenance mist to address the top 1-3 millimeters of the concrete surface. The cement paste, if you think about it, is really not the same chemistry as the substrate and is actually why it needs special attention. Too many people think that just because concrete is hard that it needs nothing. Absolutely wrong. Look at cementious structures that are designed to be around for long periods of time and see the extra steps (sealing) that are taken to insure longevity. An area that will be covered or below grade should be fine and maintenance is not needed.
Can I paint on V-Seal?
Yes, V-SEAL 101, we recommend latex and acrylics when possible, especially for split face block, parking lot lines and color coating on interior / exterior walls. V-Seal has showed to dramatically help paint life because of the excellent primer / sealer properties.
